listings nationwide are owned by investors. In Grand Prairie, that number is more than double &#8212; 41%, or 147 out of 357 active listings. <em>(And I know, because I manually looked through each listing&#8217;s tax roll and counted them myself.)</em></p><p>Of those 147 investor-owned listings, 32 are new builds. But here&#8217;s the catch &#8212; these weren&#8217;t simply listed by builders. Many builders, facing slower sales and high prices, have turned to investors to move inventory. That means brand-new homes, which should have been opportunities for families, are already in investor hands before they ever had a fair chance on the open market. The remaining 115 homes are resales &#8212; properties that investors previously bought and now are putting back up for sale.</p><p>And it matters what kind of investors we&#8217;re talking about. Roughly a quarter of investor-owned homes here belong to local &#8220;mom-and-pop&#8221; landlords, but the majority are controlled by LLCs and corporations, many of them based outside our community. These aren&#8217;t neighbors building wealth with one rental property. They&#8217;re companies treating houses like numbers in a portfolio.</p><p>This is where affordability and equity collide. People often talk about making </p><div class="paywall-jump" data-component-name="PaywallToDOM"></div><p>housing more <em>equitable,</em> but for many years now, the market has not been equitable for families. When humans &#8212; who buy homes to live in them, raise kids, and build community &#8212; are forced to compete against cash flow spreadsheets, investment portfolios, and profits from flips, the playing field is tilted. Families budget based on income; corporations calculate based on margins. The result is higher prices, fewer opportunities, and entire neighborhoods where ownership shifts away from people who live here.</p><p>Government intervention should always be a last resort when it comes to the housing market. A healthy open market is usually the best solution. But right now, nothing stops corporations from buying up entire blocks of single-family homes. That doesn&#8217;t just affect prices &#8212; it reshapes the character of neighborhoods. Owner-occupied homes bring stability and connection, while absentee-owned rentals bring turnover and distance.</p><p>From a city budget standpoint, there are some short-term benefits to investor ownership. Investors don&#8217;t qualify for property tax exemptions like the homestead exemption, and because they&#8217;ve usually owned the home for less time, they often pay the highest taxes. A family who has lived in a home for 10 years may pay on a much lower assessed value than a property that just sold last month. But if property tax revenue is the only metric a city looks at, it misses the bigger picture.</p><p>Owner-occupants contribute more than taxes. They strengthen schools, support civic groups, shop local, and anchor the social fabric of a community. They also step up where government can&#8217;t or won&#8217;t &#8212; meeting needs of less fortunate neighbors through churches, nonprofits, and everyday acts of generosity. That kind of community-driven support reduces the need for government subsidies and stretches the city&#8217;s resources further.</p><p>And not all property owners are alike. Small business owners who live here, work here, and sometimes run their businesses out of their homes invest far more in Grand Prairie than absentee investor groups ever will. Apartment complexes at least have a public presence and accountability. Single-family homes owned by LLCs outside the city limits don&#8217;t &#8212; and rarely feel any responsibility to the community beyond collecting rent.</p><p>This is why keeping homes owner-occupied matters so much. When sellers choose to sell on the open market, even after realtor commissions, most will net more than they would from a quick investor sale. And even if an investor does end up buying the property, the home should sell for a competitive, market-driven price &#8212; not just what&#8217;s easiest for the investor&#8217;s bottom line. That protects equity for the seller, and it helps keep home values aligned with the real demand from families who want to live here.</p><p>So here&#8217;s my encouragement: if you&#8217;re thinking about selling, talk to a Grand Prairie realtor who understands this market. Ask them to prepare a Net Proceeds Sheet before you make a decision. Compare what you&#8217;d walk away with from a traditional sale versus an investor offer. Keeping our community more owner-occupied and less investor-owned isn&#8217;t just good for your equity &#8212; it&#8217;s vital for the integrity and future of Grand href="https://www.eatatbetos.com/">Beto&#8217;s</a> on Tuesday, sponsored by <a href="https://www.dfw.alamotitle.com/contact">Alamo Title and The Pinkerton Law Firm</a>, represented by Sandi Morrison. The event was organized by Realtors Judy Kanaujiya and Jenna Pecor, and brought together Realtors, brokers, and real estate professionals from across the city.</p><p>Among those in attendance were longtime Grand Prairie brokers Buddy White and Pat Watson-Capps. Pat shared that while Buddy has been in the business for 49 years, she is celebrating her 50th year in real estate. Sandi Morrison added a special memory: <em>&#8220;Pat gave me my first contract in title 50 years and 8 months ago&#8221;</em> &#8212; and they are all still going strong.</p><p>Though Grand Prairie once had its own official Board of Realtors, which closed more than 20 years ago, these socials are reviving that spirit of collaboration. This was the group&#8217;s third monthly gathering, with future plans to continue bringing city real estate professionals together each month. this year, starting at <strong>324 in January</strong> and reaching <strong>435 by July</strong>. This increase means buyers now have more choices than they did at the start of the year.</p><p>We currently have <strong>three to four months of inventory</strong>, which is considered a healthy level. <em>Months of Inventory</em> is a measure of how long it would take to sell every home on the market if no new listings were added. A balanced market is typically four to six months of inventory. At three to four months, Grand Prairie is leaning slightly toward buyers, but the market remains stable.</p><p>For context, during the <strong>Great Migration boom after the pandemic</strong>, inventory dipped to <strong>less than one month</strong>. That extreme shortage, fueled by an influx of out-of-area buyers, caused prices to skyrocket. Today&#8217;s numbers point to a healthier, more sustainable market environment.</p><p>Homes are also selling faster than they were earlier in the year. In January, the average home sat on the market for <strong>71 days</strong>, but by July that number had dropped to <strong>49 days</strong>. Still, not every part of the city is the same. In <strong>South Grand Prairie (75054)</strong>, homes are taking an average of <strong>64 days to sell</strong> &#8212; more than 20 days longer than the city&#8217;s more affordable ZIP tells us what percentage of the asking price a home actually sold for.</p><ul><li><p>At <strong>100%</strong>, homes sell exactly at list price, and the market is balanced.</p></li><li><p>Above <strong>100%</strong>, homes sell for more than asking, usually due to low inventory and heavy competition &#8212; this is when prices are being pushed upward.</p></li><li><p>Below <strong>100%</strong>, homes sell for less than asking, signaling more room for buyers to negotiate.</p></li></ul><p>In Grand Prairie, the ratio has ranged from <strong>96.1% to 97.8%</strong> so far this year, which is <strong>below 100%</strong>. This means buyers are consistently paying less than the original list price. Sellers are still achieving strong numbers compared to historic norms, but buyers currently hold more leverage in negotiations.</p><div><hr></div><h2>&#128204; ZIP Code Snapshot</h2><p>The market also looks different depending on which part of the city you&#8217;re in.</p><ul><li><p>In <strong>South Grand Prairie (75054)</strong>, homes are averaging <strong>$305,014</strong> and selling at <strong>98.1% of asking price</strong>, the closest to a balanced market. But they also take about <strong>64 days to sell</strong>, which is more than 20 days longer than other areas. The higher price point is slowing down sales, even though sellers still hold more pricing power.</p></li><li><p>In the rest of Grand Prairie &#8212; <strong>75051, 75052, and 75050</strong> &#8212; homes are priced lower, averaging between <strong>$227,948 and $244,548</strong>. These ZIP codes are moving faster, with average days on market between <strong>42 and 46 days</strong>. Homes here are more affordable, and that&#8217;s attracting buyers and leading to quicker turnover.</p></li></ul><p>Overall, South Grand Prairie is the premium market, but the rest of the city is Flores</figcaption></figure></div><h2>&#128181; Property Taxes &amp; Affordability</h2><p>Home prices aren&#8217;t the only factor affecting affordability &#8212; property taxes matter just as much. The good news is that recent changes to the homestead exemption have lowered tax bills significantly.</p><p>For example, let&#8217;s look at a <strong>$250,000 home</strong>:</p><ul><li><p>In <strong>2023</strong>, the homestead exemption was <strong>$100,000</strong>, leaving a taxable value of $150,000. At that time, the tax bill was about <strong>$4,155</strong>.</p></li><li><p>In <strong>2025</strong>, the homestead exemption increased to <strong>$140,000</strong>, lowering the taxable value to $110,000. The actual tax bill this year is <strong>$3,050</strong>.</p></li></ul><p>That&#8217;s a savings of <strong>$1,105 per year on the same house</strong>, just from the exemption increase.</p><p>The exemption has grown dramatically over the past few years &#8212; from $25,000 in 2021, to $40,000 in 2022, to $100,000 in 2023, and now $140,000 in 2025. Since school taxes make up the largest portion of property tax bills, this change provides real relief for homeowners and makes Grand Prairie ownership more affordable than it was just two years ago.</p><div><hr></div><h2>&#128197; Current Market Snapshot (Today)</h2><p>As of this week:</p><ul><li><p><strong>43 new listings</strong> hit the market.</p></li><li><p><strong>42 homes</strong> had a price reduction.</p></li><li><p><strong>20 homes</strong> went pending, and <strong>25 closed sales</strong> were recorded.</p></li><li><p>Very few homes expired or were withdrawn, but <strong>5 canceled listings</strong> show that some sellers are rethinking their strategy.</p></li></ul><p>This snapshot reinforces the broader story: homes are still selling, but sellers are adjusting expectations as buyers negotiate more aggressively.</p><div><hr></div><h2>&#128221; Takeaways</h2><h3>For Sellers</h3><p>If you&#8217;re a seller, don&#8217;t just focus on comps &#8212; look at <strong>days on market</strong>. The longer your home sits, the less you&#8217;re likely to get in the long run. Pricing realistically upfront is your best strategy. Sellers are still getting strong prices, but the days of the &#8220;pandemic premium&#8221; are behind us.</p><h3>For Buyers</h3><p>If you&#8217;re a buyer, this is your time to be aggressive. With homes selling below asking price, you have room to negotiate &#8212; not just on the sales price, but also on repairs, concessions, and closing costs.</p><p>Mortgage rates are holding steady at <strong>6.5&#8211;6.7%</strong>, but lenders are competing for business and offering strong incentives. The last time its doors were open, it was home to <em>Main Street Antiques</em> &#8212; a beloved local shop where neighbors browsed vintage treasures and got clocks repaired. The brick fa&#231;ade, though faded, still has beautiful bones &#8212; but the building is in need of maintenance, such as a new roof and other major repairs. Main Street when it was occupied by Sargent&#8217;s Cash Grocery.</figcaption></figure></div><p></p><p>The property is currently owned by Jim Lake Jr. and Amanda Moreno-Lake, a couple known for purchasing iconic spaces in historic downtown districts. They&#8217;ve received positive press from outlets like <em>D Magazine</em> for their work in areas like Bishop Arts and Waxahachie, with real estate features highlighting their role in revitalizing downtown corridors. However, their approach hasn&#8217;t been without controversy &#8212; in Waxahachie, for example, they allowed the iconic Texas Theater to sit empty for years without any visible progress, drawing frustration from some community members.</p><p>Here in Grand Prairie, 110 Main Street has been &#8220;For Lease&#8221; &#8212; either online or by sign &#8212; for all 13 years. I called on it myself just yesterday, and the listing agent told me the asking rent is $7,000 a month.</p><p>Over the years, there&#8217;s been no shortage of interest. According to Grand Prairie real estate agents, community members, and even current and former city council members, multiple tenants have tried to make it work &#8212; some concept ideas have been a consignment store with a soda fountain (my own attempt nine years ago), a sports grill, an art gallery, even the Grand Prairie Chamber of Commerce, and most recently, a restaurant that nearly signed a deal. None stuck. I personally toured the space nine years ago when it was listed with different agents, and couldn&#8217;t get them to negotiate price even a dime. </p><p>The problem isn&#8217;t interest &#8212; it&#8217;s price, and, in the eyes of some in the community, an apparent lack of interest from the owner in actually leasing the space. Historically, the rent has ranged anywhere from $5,000 up to a rumored $12,000 a month, numbers that don&#8217;t match the foot traffic reality of Main Street, which is more of a throughway than a pedestrian-heavy square. In commercial real estate, rents are tied to comparables and to a location&#8217;s ability to produce income. If a business can&#8217;t reasonably expect enough customers to cover rent and still turn a profit, no deal gets signed &#8212; no matter how charming the space.</p><p>With Main Street now undergoing intense renovation &#8212; including the demolition of several historic buildings, to the sadness of many &#8212; the Lakes have evidently tried to be part of that transformation. The rumor in town is that they may be holding onto 110 Main Street to &#8220;wait for something else to come along&#8221; after the renovation is complete.</p><p>City streets should not be treated simply as a tick mark on a financial portfolio, but unfortunately that has become the nature of the real estate beast.</p><p>And this isn&#8217;t just a downtown issue. It&#8217;s estimated that 40% of homes in Grand Prairie are investment properties, with 20% owned by people who don&#8217;t live in Grand Prairie at all. That means a significant portion of our neighborhoods &#8212; not just our Main Streets &#8212; are controlled by owners who may have no day-to-day connection to the life of this community.</p><p>As a Realtor and a firm believer in the Texas approach to property ownership, I&#8217;ll always defend an owner&#8217;s right to do what they wish with their property. But that right does not make anyone immune to community feedback or conversation. The majority of investors, in my view, do genuinely want to be part of their community &#8212; not simply own a piece of it for personal gain.</p><p>Legally, a property owner can set whatever rent they like and wait for someone to meet it. But morally, when a building sits empty for over a decade &#8212; contributing nothing to the vibrancy of the street, slowly falling into disrepair, and becoming a visual reminder of stagnation &#8212; is there an obligation to the community to find a solution?</p><p>And it would be one thing if they simply let the building sit empty without advertising it. But that&#8217;s not the case &#8212; it&#8217;s been actively listed &#8220;For Lease&#8221; for 13 years, both online and with signage. That&#8217;s the real sticking point for many: why market a property so visibly if you don&#8217;t truly want to lease it? Let it sit empty if you must, but advertising it while every deal falls through creates an entirely different set of questions.</p><p>And there&#8217;s another uncomfortable question: when potential tenants <em>are</em> willing to meet the asking price and deals still don&#8217;t happen, is the owner truly interested in leasing the property &#8212; or just maintaining the appearance of wanting to? A &#8220;For Lease&#8221; sign signals opportunity, but if every negotiation ends in a dead end, people start to wonder if the sign is more prop than promise. As one commenter who had attempted to do a deal there put it on my Facebook post inquiry, <em>&#8220;They are not interested in leasing. Just pretending.&#8221; </em></p><p>There&#8217;s a difference between owning property as a steward &#8212; someone who sees themselves as part of the fabric of a place &#8212; and owning it purely as an asset to be maximized, regardless of time or impact.</p><p>Stewardship might mean:</p><ul><li><p>Setting a rent that allows a small business to get a foothold.</p></li><li><p>Offering a short-term reduced lease to get activity going.</p></li><li><p>Partnering with the city or a nonprofit for temporary programming until a long-term tenant is found.</p></li></ul><p>Speculation, on the other hand, can mean holding out for a rent number that may never be realistic &#8212; while the building, and the block around it, pays the price.</p><p>The case of 110 Main Street isn&#8217;t unique &#8212; every city has a &#8220;that building&#8221; people drive by and shake their heads about. But it raises a bigger question: <em>When you own a piece of a community, is your responsibility only to your bottom line, or also to the life of the street outside your door?</em></p><p>Because in the long run, a healthy community isn&#8217;t just good for its residents &#8212; it&#8217;s good for business, too.</p>]]></content:encoded></item></channel></rss>
